Perdido Key, Florida
The "lost island." Gulf-front condos, National Seashore beach, and the quieter side of the Florida-Alabama line.
What is it really like living on Perdido Key?
Perdido Key is a narrow barrier island on Florida's far western tip that straddles the state line with Alabama. Locals call it the "lost island," and that is the honest pitch: a quieter, slower-paced neighbor to busy Orange Beach and Gulf Shores, with one main road and big stretches of undeveloped National Seashore.
The Gulf-front living is the draw. Johnson Beach, part of Gulf Islands National Seashore, is consistently some of the nicest beach on the whole coast and rarely crowded. Gated condo towers add pools, tennis, fitness centers, and private beach access, and Lost Key Golf & Beach Club anchors the residential side of the island.
Amenities are a short drive rather than a walk. Perdido Key is not golf-cart friendly and you will want a car, but Flora-Bama, Orange Beach's dining and entertainment, and the marina scene are minutes away. Pensacola and Pensacola Beach are within easy day-trip range.
Prices tell the story of a second-home and investment market. Beachfront condos start in the mid-$300s and go above $1M for penthouses. Single-family homes mostly sit in the $500Ks and up, with Gulf-front estates well over $1M. Association fees on Gulf-front towers commonly run from several hundred to over $1,000 a month, and wind and flood insurance are significant, so the real monthly cost is always higher than the mortgage teaser.
There is no getting around the beach tax here. That is why I make sure every Perdido Key buyer reads the association financials, checks the rental rules, and gets real insurance quotes before falling for the view. For the condo decision-making framework, the condo investment guide and the condo buyer's guide cover the ground step by step.

Who is Perdido Key right for?
Perdido Key suits condo buyers, vacation-home owners, and investors who want Gulf-front access without the Orange Beach crowds. If the plan is weekend rentals and sunset decks, this island is a strong fit.
It is less ideal for school-focused year-round families, since the district is Escambia County Florida. For those buyers, the top-rated Alabama city districts across the pass are usually the better answer.

What does the Perdido Key real estate market look like?
Perdido Key is a Gulf-front market where the asset is the beach. Condos start in the mid-$300s and scale past $1M, while single-family homes generally start in the $500Ks. The real budget is the monthly cost: association fees, wind and flood insurance, and rental management. Do the math on those before you decide what a condo "costs," and the island either works or it does not.
"Everybody wants the view until the HOA bill shows up."
